Steps for Building Permitting Online
The web sites listed here are not the only places to acquire the codes used for permitting.
They have been placed here ONLY as a guide for finding them.
Seminole County Amended Chapter 1 - Administrative Code
This code is a locally amended version of Chapter 1 of the Florida Building Code entitled, Chapter 40, Building and Construction, Seminole County Code, Appendix "A".
Florida Building Code 8th Edition (2023)
Which includes Building, Residential, Plumbing, Mechanical, Fuel Gas, Existing Building, Florida Energy Conservation and the Florida Accessibility Code for Building Construction.
National Electrical Code 2020 Edition
Which is also known as NFPA 70 (*Requires free registration with the NFPA)
Florida Fire Prevention Code 7th Edition (2020)
Which includes the "Florida Amended" versions of the 2018 NFPA 1 - Uniform Fire Code & the 2018 NFPA 101 - Life Safety Code.
Seminole County Building Permits Online offers building permit information daily, seven days a week. Use this service to apply for permits, schedule inspections, retrieve inspection results, look up the status of plan review agencies, view fees, and the permit application status.
Note, Building Permits Online is unavailable daily between 11:30 PM to 5:00 AM for maintenance.
The following can be found on the Building Permits Online home page:
Request Application Number – Submit requests for application numbers. The application process is finished through our Electronic Plan Review application. The step-by-step instructions will assist the first-time user in obtaining a permit application number. To apply online the contractor license must be current in our contractor database. If you are applying as an owner, you must first visit the office located at 1101 E. 1st St. Sanford, FL 32771 with valid government issued identification.
Application Information - View general information such as the name of the contractor, application status, and property owner.
Plan Tracking Status - View the status of the review steps associated with your application. Select the underlined choices under Agency Description to view agency results related to your application.
View Fees - View all applicable fees for an application/permit.
Permit Status - View all applicable permits associated with this application and their status.
Inspection Scheduling - Inspections may be scheduled, and rescheduled. All requests must be submitted online the day prior by 11:30 pm for the next business day. See the instructions below.
Inspection Status - View the inspection status for applicable permits associated with this application and their status.
Please note, that the Building Division will not be able to do a concurrent plan review without prior approval from the Planning and Zoning Division.
Building Permit Inquiry and Credit Card Payment (Pay Permitting Fees Online) is available to pay all permitting fees and reinspection fees daily, seven days a week.
Note, Pay Online is unavailable daily between 11:30 PM to 5:00 AM

PLEASE NOTE THE FOLLOWING:
* A convenience fee will be assessed during checkout when using a credit card.
* Payments will be applied immediately to any fees paid but may take 1-3 business days to post to your financial institution.
REFUND POLICY:
* NO REFUNDS will be made on any transaction of $50 or less, unless the transaction was processed in error by the County.
* NO REFUNDS will be made more than six (6) months from the date of the transaction, unless the transaction was processed in error by the County.
* Convenience Fees are non-refundable
To schedule an inspection online go the Building Permits Online webpage.
Step 1: Select the application number and input the application/permit number. Select the Continue button.
Step 2: When the Schedule or Cancel Inspection page opens, select the Schedule link next to the permit type that is to be scheduled.
Step 3: The Schedule inspection - Available Inspections screen will open with all of the inspections set for this permit type.
Step 4: Select the Inspection Type link under the Inspection Description column to schedule.
Step 5: Next, select the date from the available dates shown.
Step 6: A new window will open showing the inspection type and date selected. Note, the box under the scheduled date is currently is not operational. Please do not type anything in the box as it will not be transmitted or visible by staff or the inspection team.
Step 7: Review the scheduling information and select the Schedule Inspection button to schedule the inspection and proceed to the confirmation screen.
Step 8: The Schedule Inspection Confirmation page will open. The scheduled inspection information along with confirmation number will be shown and can be printed. If additional inspections are needed to be scheduled under this permit, select the Select Another Inspection link. If complete, select the Confirm link which will return you to the home page.

Electronic Plan Review (ePlan, ProjectDox, ProjectFlow) is a web-based solution that allows plans for Building Permits and Development Projects to be submitted electronically, replacing the traditional paper-based review method. ePlan will improve the plan review cycle, reduce costs associated with obtaining building permits and development approvals, and support green initiatives.
