Due to major storm events that threaten the State of Florida, the Office of the Governor can issue Executive Orders declaring state of emergency for counties within the State.

These Executive Orders are issued to assist local governments in preparation of protecting communities, critical infrastructure and general welfare of the people of Florida from potential storm dangers, damage or emergencies.

This calculator was designed solely for the purpose of estimating fees for residential and commercial development. You are invited to use this tool as a means to estimate the approximate amount of fees that may be due for your project, however, bear in mind that there are many factors that may affect the total assessment. Dollar amounts derived from this module shall not override the fees calculated by County staff.

To close out an expired permit, a licensed contractor could ask to renew the permit or obtain a new/replacement permit to cover the scope of work under this expired permit. If not the original contractor, a licensed contractor can request to renew permit by submitting a Renewal Request Form, Change of Contractor form and a new Residential Application.  Subcontractors may need to be listed on the application if required to complete the scope of work under this permit.

Project Reports can provide helpful information about your application at any time of day. You'll need to log in to ePlan to see this information, which you can then share with others. After you log in, select the project number; once the project opens, select the Reports tab. You may view and export information from there.

Checking the status of an application under review in ePlan is a breeze. Just log in, select the project number, and choose the Status tab. The Reports tab also provides additional information about your project, giving you a comprehensive view of its progress.

A guide is available to view important Reports for specific applications.

To apply for and obtain permits in Seminole County, the contractor’s license must be up to date in the Seminole County Permitting Contractor Database. HERE

Effective October 14, 2024


Changes to Final Roof Inspection (B139) for Tile Roof installation


Beginning on October 14, 2024, all Final Roof Inspections for tile on new construction and re-roofs will be conducted in one of the following ways:


Virtual Inspection: The contractor or their designated representative will inspect through FaceTime with the County inspector.

Third-Party Verification: Alternatively, we will allow a  Tile Affidavit for Final Roof Inspection on site; this may be located under our Forms and Applications. Options for submitting:

This must be notarized by a third-party roofing contractor in good standing with a State of Florida license and onsite for the Final Roof inspection for a tile roof.

A design professional (architect or engineer) in good standing with a State of Florida license must sign and seal the affidavit. If the affidavit contains a wet or embossed seal, it may be on-site for the inspection. Digitally signed and sealed affidavits must be submitted to BPCustomerService@seminolecountyfl.gov for digital signature verification. For digital signature verification, submit at minimum of one business day prior to the inspection to allow time for review. The applicant may download the verified digital signature copy from ePlan to have on-site for the inspector conducting the Final Roof inspection for a tile roof.

To coordinate with an inspector, please look online or contact the office at 407-665-7050 starting at 7:30 a.m. the day of the inspection to obtain the inspector’s cell phone number. The inspector will provide a two-hour window for the inspection.

Please be aware that on business days, inspectors begin work at 7:30 a.m.
