Common Mistakes on Plans

The following are some of the most common items that people forget to do:

COMMERCIAL

1. Provide a Seminole County approved site plan
2. Provide Chapter 5 and 6 information, per Florida Building Code 2007
3. Provide minimum plumbing fixture calculations per Florida Building Code, Plumbing 2007 (Section 403.1)
4. Specify all loads that the building is designed to include wind design speed
5. Include a design criteria statement on the drawings
6. Include approved details for all rated assemblies and penetrations on the drawings
7. Include all correct accessibility details on the drawings including, but not limited to, accessible route, vertical accessibility, and all restroom elevation details
8. Show location of all furniture / equipment / storage areas
9. Missing or incorrect energy calculations
10. Product approval sheets incomplete, missing, improperly filled out, numbers expired
11. Label ALL rooms and spaces for occupancy use
12. Provide complete Life Safety Plan
13. Show location of sprinkler riser and FACP if applicable with a preliminary sprinkler plan

 

RESIDENTIAL

1. Provide a sealed drainage plan for ½ ac or less interior lot
2. Provide a drainage plan with proposed finished floor elevation, swales, and grading details for all other lots
3. Provide a site plan with dimensions
4. Provide correct code information per Florida Building Code Residential 2007
5. Provide product approval form with correct information
6. Provide energy calculations
7. Provide signed and sealed truss packages
