Common Mistakes on Plans
The following are some of the most common items that people forget to do:
COMMERCIAL
- Provide a Seminole County approved site plan
- Provide sealed soil geotechnical reports for new construction
- Provide Chapter 5 and 6 information, per the current Florida Building Code
- Provide minimum plumbing fixture calculations per the current Florida Building Code, Plumbing (Section 403.1)
- Specify all loads that the building is designed to including wind design speed
- Include a design criteria statement on the drawings
- Include approved details for all rated assemblies and penetrations on the drawings
- Include all correct accessibility details on the drawings including, but not limited to, accessible route, vertical accessibility, and all restroom elevation details
- Show location of all furniture / equipment / storage areas
- Provide energy calculations
- Product approval sheets incomplete, missing, improperly filled out, numbers expired
- Label ALL rooms and spaces for occupancy use
- Provide complete Life Safety Plan
- Show location of sprinkler riser and FACP if applicable with a preliminary sprinkler plan
RESIDENTIAL
- Provide a sealed drainage plan for ½ ac or less interior lot
- Provide a drainage plan with proposed finished floor elevation, swales, and grading details for all other lots
- Provide a site plan with dimensions
- Provide correct code information per the current Florida Building Code Residential
- Product approval sheets incomplete, missing, improperly filled out, numbers expired
- Provide energy calculations
- Provide signed and sealed truss packages
